One of the last things I wanted to share about why I am excited to be at Compass now is how much easier it is for my clients to interact with me.
CMAs (Comparative Market Analysis) for sellers are easier to prepare and send, I am more able to constantly stay in touch with clients via my marketing but also with personalized-neighborhood insights, and clients have an interactive search and insight tool called Collections.
Collections is a pretty word for how Compass allows clients and agents to collaborate with on and off market homes. Normally I would start a search for someone and any new homes would get emailed to them. This works the same way, though you'll also get off-market Compass listings also known as "quiet listings", but it also works as a work space for us to collaborate, share notes quickly on the same platform, quickly remove listings we aren't interested in, etc. Its a streamlined, heavily visual, search tool for buyers.
But I wanted to highlight some o the other uses for Compass Collections as well...
Keeping Tabs on the Market with Public Collections
I have started a few Public Collections that coincide with a lot of the business I do. A Public Collection is simply a search I have put together for anyone who wants to follow along. One of these searches is the Main Line Downsizer. I have a lot of people looking for something outside of the typical townhouse set up when they move; they want a detached house with a first floor suite to age into. I have made a collection of these homes I update every day if you want to take a look!
I also work a lot in East Falls Philadelphia and want to share a full market snapshot with East Falls homeowners (or searchers) who might want to see what a neighboring house sold for or just see how many listings sold over the last 6 months.
Collaborate on Competition with Sellers
When a house is getting ready to be listed, we always do a standard CMA to discuss price and then keep an eye on the market for new competition before picking our final listing price. But that gets a lot easier when creating a Collection with a seller client. They can view changes to the market quickly, and even collaborate with comments on specific listings (like acknowledging a prettier home just came on for less and maybe a price drop is needed).
While Collections is a beautiful way to keep up a property search for a buyer, its also a wonderful tool to glance at the market, keep tabs on local sales or eye up the competition for a home sale.
