Fall Maintenance Checklist

 If it wasn't obvious from the pumpkins everywhere.... its Fall! Its one of the most exciting seasons here on the East Coast but its also the entry to one of the toughest seasons on our homes. So take a minute to read-up on what you should do to protect your greatest investment! 


Its all about the drainage as we move into the wet seasons so working to keep water at bay is paramount. 

- Store all of your outdoor hoses towards the middle or end of Fall and turn off outdoor spigots 

- If you have a sprinkler system, time to drain it as well! 

- Clear out your gutters, maybe twice..... having large amounts of leaves in your gutters can cause damming and leakage 

- Double check that all of your downspouts are angled away from your home and install new drainage where necessary 

- Seal windows and doors where necessary 

- Check your roof (you can have a professional do this as well!) 

- Have your HVAC serviced (but feel free to get multiple opinions for expensive repairs!). At the very least, take this as an opportunity to change your furnace filter. 

- Have your chimney cleaned out if you haven't done it recently and inspected for any issues 

- Put away/cover any outdoor furniture you don't want exposed to the winter elements 

- Clean up garden beds and do any Fall-appropriate pruning and planting for Spring flowers 

- Close up your pool if you haven't already! 

- And if you are planning on leaving for the winter, don't forget to have your home winterized and HVAC/boiler serviced in advance so you can minimize on empty-home damage

The news right now around real estate is ripe with "The 6% Commission is Dead" or how buying and selling real estate is about to become a whole lot cheaper.  Sounds tantalizing, right? Because often news is sensationalism and this one is no different.  Did something actually change?  Yes, a little.  NAR (the National Association of Realtors - the trade organization that makes a real estate agent a 'Realtor' by a separate code of ethics and educational criteria) settled a case that brought about a few, minor changes.  1. It eliminated any requirement that listing brokers or sellers must make offers of compensation to buyers brokers.  2. It prohibits sellers and their agents from making offers of compensation on the MLS and disclosing any compensation and requires the elimination of all compensation fields on the MLS.  3. It requires MLS members working with buyers to enter into written agreements with those buyers.  So what changed?  Not much....

Neighborhood Spot Light: Media

In the covid and  post-covid (are we finally post??) era of suburban boom, many people are finding they are having to settle for less. Less house, less yard, not their ideal school district or commute, less walkability, etc. But one area in the Western Suburbs that seems like a gem for continuing to be affordable (in comparison to the Main Line), walkable, charming and accessible is Media Borough and its surrounding neighborhoods (Rose Valley, Wallingford, and nearby Swarthmore).  Image courtesy of Riddle Village Media is another Victorian, suburban hub, among many around greater Philly. A walkable downtown with mid-19th century architecture and a wide variety of restaurants, bars and stores makes it a charming locale.
